How we work
We do not blast listings and hope. Every client engagement starts with a real conversation and ends at the closing table.
Discover your criteria
We start with a 45-minute intake call to understand what you actually need—neighborhood, architecture, layout, commute, timeline, and budget. Not what most buyers settle for. What you will not compromise on.
Curated showings
We do not flood your calendar with 30 properties. You will see 4–8 homes that genuinely match your criteria. Every showing includes a detailed briefing on the neighborhood, structural considerations, and comparable sales.
Negotiation and close
We negotiate hard, explain everything, and make sure you never feel blind-sided. From offer to keys, we are reachable seven days a week. Our average time from first showing to closed sale is 47 days.
The neighborhoods we know best
A decade of transactions in these areas means we know which blocks flood, which sellers are motivated, and which renovations are worth the premium.
Historic District
Savannah's anchor neighborhood. Federal-style townhomes, antebellum mansions, and converted carriage houses fill 22 original city squares. Walkable to everything, with strict preservation standards that keep property values stable.
The Battery
Charleston's most iconic residential area. Antebellum mansions with wide porches overlooking White Point Garden and Charleston Harbor. Architecture ranges from Greek Revival to Italianate. Inventory is tight and appreciating.
Ardsley Park
Savannah's most livable family neighborhood. 1920s Craftsman bungalows and Tudor cottages on wide, tree-lined streets. Less expensive than the Historic District, with better schools and more parking. A consistent performer for long-term buyers.
Our team
Small by design. Every client works directly with an agent, not a coordinator or assistant.
Claire Hutchins
Claire has been selling coastal properties since 2011 and founded Tidal Properties in 2018. She grew up in Savannah and has completed transactions in every Historic District square. Her specialties are historic preservation properties and adaptive reuse conversions.
Thomas Bellamy
Thomas joined Tidal Properties in 2020 after seven years in residential development in Charleston. He focuses on The Battery, Harleston Village, and South of Broad. His background in construction gives buyers a significant advantage when evaluating older properties.
What our clients say
Claire knew which houses were worth seeing before we did. We saw five properties and put an offer on the third one. Closed 38 days later. I have never bought a home that smoothly.
Thomas caught a foundation issue during the showing that the listing agent had glossed over. That saved us $40,000 in post-close surprises. His construction background is worth its weight in gold.
We were relocating from Chicago and had never been to Savannah. Tidal Properties spent three hours with us walking the Historic District before we looked at a single property. That orientation changed everything about what we bought.
Average from first showing to closed sale -- across all Tidal clients in 2025
Savannah and Charleston inventory tightened again in Q1 2026. Median days on market dropped to 18 for Historic District properties, while waterfront homes in Beaufort are selling above asking at a higher rate than at any point since 2021. If you are thinking about buying in the next 12 months, the time to engage is now.
